OUR RENTAL SERVICES 

Monthly Rental Services

Tenant Acquisition & Vetting:
  • Advertise property on Property24 and the Linette Teepe Properties website, utilizing our existing tenant database.
  • Discretionary use of other advertising media as deemed appropriate by the Property Practitioner.
  • Tenant application processing, including any necessary village/complex application forms.
  • Collection of mandatory FICA documents and completion of Client Due Diligence for risk assessment.
  • Conduct thorough credit and affordability checks; require a Suretyship Holder with their own vetting/credit check if the applicant's income is insufficient.
Lease & Financial Management:
  • Drafting the lease agreement (typically a one-year term with renewal option), with Linette Teepe Properties as the managing Property Practitioner.
  • Collecting a two-month rental deposit into our interest-bearing PayProp trust account.
  • Monthly rent collection and sending tenants a statement with payments, dues, and deposit balance.
  • Deduction of the 10% + VAT commission.
  • Deduction of monthly levies (optional payment directly to HOA/BC).
Note: We do not pay Rates and Taxes on the owner's behalf.
  • Deduction of pre-approved repair costs.
  • Paying the balance to the owner.
  • Providing an annual financial summary for tax purposes, if required.
  • Property & Tenant Care:
  • Detailed ingoing inspection with time-stamped photos and descriptions, sent to both owner and tenant.
  • Encouraging, though not enforcing, tenant debit order payments.
  • Managing repairs and tenant complaints, with owner notification and permission required for work.
  • Mid-term inspection for comparison with the ingoing inspection report.
  • Proactive management of lease renewal and rent increase (3 months in advance) to draft necessary addendums/new leases and allow time for tenant notice/replacement.
